Comprehensive Real Estate Seminar CRES – February 2011

CESAR E. SANTOS REAL ESTATE ACADEMY, INC. is organizing a Comprehensive Real Estate Seminar (CRES) in February 2011, in preparation for the Real Estate Broker’s Licensure Exam scheduled on March 27, 2011. Here are the details…

If you’re wondering why they are calling this a 60-hour CRES rather than a Comprehensive Real Estate Seminar and Review (CRESAR), here’s why:

The CRES is designed to serve those real estate brokers who need CPE units (so that they may get registered with the PRC without having to re-take the REB exam), as well as aspiring real estate brokers who would like to take the Real Estate Brokers’ Licensure Examinations of the PRC.

Dates: February 18 (F), 19 (Sa), 20 (Su), 25 (F), 26 (Sa), 27 (Su) (60 hours total)

Time: 8am to 7pm

Tentative Venue: Makati or Ortigas Area (within central business district: Ayala Center, Ortigas Center)

Fee: P9,000.00 (inclusive of materials and Certificate of Attendance)

Terms: Reservation Fee of P2,000 to confirm slot (deadline: on or before February 15, 2010);

“NO REFUND AFTER FEBRUARY 15”

Coverage of the Cesar Santos Real Estate Seminar (60 Hours)

First Day (10 hours)

  • Legal requirements for real estate service practice – 2 hrs
  • Opportunities in real estate – 2 hrs
  • Fundamentals on property ownership – 3 hrs
  • Due diligence ( tips before buying or selling real estate) – 3 hrs

Second Day (10 hours)

  • Real estate brokerage practice – 6 hrs
  • Code of Ethics – 2 hrs
  • Documentation and registration – 2 hrs

Third Day (10 hours)

  • Local taxation – 4 hrs
  • National taxation – 6 hrs

Fourth Day (10 hours)

  • Subdivision development – 3 hrs
  • Condominium concept – 2 hrs
  • Joint venture concept in subdivision and condominium development – 2 hrs
  • Real estate laws – 3 hrs

Fifth Day (10 hours)

  • Legal aspect of sales, leases and mortgages – 4 hrs
  • Real estate financing and economics – 3 hrs
  • Basic appraisal for real estate brokers – 3 hrs

Sixth Day (10 hours)

  • Basic principles of ecology, urban and rural land-use – 2 hrs
  • Planning, development and zoning – 2 hrs
  • Real estate mathematics – 2 hrs
  • Setting up real estate company – 1 hr
  • Real estate accounting ( presentation of financial statements) – 1 hr
  • General review/recapitulation – 2 hrs

    Please let me know if there are other reviews scheduled aside from the Feb 18 one. I can join review in Makati or Ortigas Center.
    Is 60 hours enough? Heard from others that 120 hours is the required hours.

    [From the Admin] Some people have been talking about the 60 hours of CRESAR + 60 hours of OJT option. We haven’t, however, seen any official announcement from the PRC regarding the breakdown of the required 120 units in real estate subjects. Thanks!

    hi i did not able to finish my bachelor of business administration i 6 more units but their is a changes in curriculum i got other college degree as Bachelor of Ministerial Studies a 4 years course in bible school right now I already work in real estate for four year can I take the seminar and be qualified for the exam on March 27,2011

    [From the Admin] Hi! If the CHED will recognize your diploma, then you have a chance of having the PRC accept your new degree. It will be more prudent, however, if you directly get in touch with the PRC regarding your bible school degree.

    If the PRC will accept your degree, please get a certification from your real estate company that you have completed 60 units of OJT in real estate brokerage. You will also need to earn 60 units in a Comprehensive Real Estate Seminar and Review (CRESAR).

    Hi. Would like to know when Mr. Santos can have a review class for Cebu participants of the recent NREA Cebu seminar. We actually had him as one of the speakers. I understand he also conducts review classes before the examinations. May we know his sched for Cebu…I think my batchmates (first batch of NREA for this year’s examination) is interested.

    [From the Admin] Thank you for asking! 🙂 When you enroll in the face-to-face Comprehensive Real Estate Seminar and Review (CRESAR), you will be given handouts and various reading materials.

    You may also visit local bookstores and get books on Philippine laws related to real estate (e.g., Taxation, National Internal Revenue Code).

    hi! recently i attended resa law seminar here in ortigas organize by our company. And mr cesar santos is the one conducting the seminar. it was said that its only 36hrs but i would love to attend review for preparation for the examination’s on march 27, 2011… it was said i need 24hrs to complete my 60hrs requirements… pwede po ba cia ma credit or i need to get cres again…?

    [From the Admin] Hello! Just to clarify, this website is not conducting any RESA Law Seminar.

    Now to answer your question: Since the RESA Law is part of the subjects that will be covered in the upcoming real estate brokers licensure examinations of the PRC, it is our opinion that your 36 hours will be credited.

    Please secure the Certificate of Completion/Attendance which certifies that kind of real estate subjects that you learned about, and the number of units earned.

    hi, i only have a high school diploma and I’ve never been to college.. can i go to a seminar like this? coz i wanna be a real state broker.

    [From the Admin] If you wish to become a Real Estate Broker, you need to have a college degree before you may take the real estate brokers exam. That requirement is listed in the RESA Law IRR.

    Hi. im a college student graduating this march, i was wondering if i can still take the exam? If yes can i have a few absences during the seminar cause i still have some classes to attend to. thanks

    [From the Admin] Hello… The Comprehensive Real Estate Seminar and Review (CRESAR) organizers will issue you a Certificate of Completion for the number of units that you attend.

    If you have a few absences during the seminar (e.g., 2 absences), your Certificate will not show the full 120 units. If you have not show the PRC proof that you have earned 120 units in real estate subjects, you will not be allowed to apply for the Real Estate Brokers Licensure Exam.

    We recommend that you focus first on your studies so you can graduate this March 2011.

    Since you’re interested in real estate, then we suggest that you partner with a real estate developer, broker or agent, gain experience, earn your 120 hours of real estate training, get accredited as a real estate salesperson, earn 120 units in real estate subjects, then apply for the REB Exam of 2012.

    [From the Admin] Hello! They’ve held seminars in Rm 2114 Cityland 10 Tower 1 (HV Dela Costa St, Makati), but for the February 2011 CRES they will use a larger venue either in Makati or the Ortigas area.

    To reserve your slot, you will need to make a bank deposit. The Registration Forms will be available on the first day of the seminar.

    [From the Admin] This CRES is for the March 27, 2011 Real Estate Brokers’ Licensure Exams.

    We suggest, however, that you get in touch with the group of Cesar Santos and inquire if they will issue you a Certificate of Attendance/Completion of 60 units, for purposes of applying for the May 2011 Real Estate Appraisers Exam.
