Real Estate CPE and CRESAR: Why It’s Worth It

Based on the RESA Law IRR (RA 9646), future REB exam takers will be required to take a BS degree course in Real Estate Management (BS REM) or Real Estate Service (BS RES). For now, however, you just need to be a graduate of a relevant 4-year college course, because the real estate courses are not yet available.
Ask yourself this: Will people who go through a 4-year college course and earn a BS degree in REM or RES spend only P20,000?

I would like to get into real estate but I have zero experience and background. I was thinking that taking the class and the exam could be my first step in this industry. Then maybe later on have myself affiliated with a developer so ill learn the ropes.
Do you think I really need to take exam and be licensed at this point? Or should just I take it after I have gained enough experience? The thing is, I’ve been reading that real estate will be a course already. Will this be implemented next year? If so, that means this year is my only chance, right?

We don’t know how many more Real Estate Brokers’ Licensure Exams the PRC will conduct between March 27, 2011 and March 2015.
Do you really need to be licensed at this point?
It depends on your goals.
Do you want to gain experience in selling real estate? Then you can simply get accredited by the PRC as a real estate salesperson. You won’t have to take an exam, but you can go ahead and join a property developer and gain sales experience.
PRC accreditation, however, requires that you get 120 hours of training in real estate brokerage.
If you can invest 120 hours of your life in real estate training, then why not attend a 120-hour CRESAR (for aspiring real estate brokers), and go ahead and take and pass the March 2011 real estate brokers’ exam?
True, there is some amount of investment involved, as CRESARs can cost anywhere from P12,500 to P22,500.
But in terms of time (e.g., 120 hours), if you become an accredited real estate salesperson in 2011, and then in 2013 decide to become a real estate broker, you will need to get another 120 credits in real estate brokerage.
Our recommendation: Do a bit more soul-searching and ask yourself what it is that you truly want to achieve.
Become a licensed real estate broker if you want to:
* Work with, train, and develop real estate salespersons
* Network with other licensed professional real estate brokers
* Serve Philippine real estate property buyers well
* Learn to sell other types of property (aside from the usual condo units and house and lot packages)
* Work with people handling rent-to-own real estate deals
Become a real estate salesperson if you want to:
* Gain experience in project selling (e.g., condos, house and lot)
* Gain firsthand experience in handling different types of buyers
* Learn real estate marketing at the grassroots level
* Do saturation drives, mall flyering, site manning
* Become streetsmart in real estate
* See the world from the point of view of real estate sales agents
