Real Estate Exam Review Outline

Prior to the RESA Law, when the real estate brokers’ licensure examination was handled by the DTI, we attended real estate exam review seminars (handled by DTI-accredited review service providers). Here’s a quick outline of the topics covered prior to July 2009…
Please note that people are still waiting for the PRC to issue the Implementing Rules and Regulations (IRR). If you look at the topics below, however, you can reasonably guess that the PRC will retain most of them.
Okay here are the Philippine real estate brokers’ exam topics covered in pre-RESA Law times:
- DTI Rules (this will probably be replaced with PRC Rules)
- National Code of Ethics for the Realty Service Practice (may be modified since there are some references to the DTI)
- Real Estate Brokerage
- Legal Aspects of Sale, Mortgage, and Lease
- Fundamentals of Property Ownership
- Family Code
- Terminology / Glossary
- Condominium Law
- Subdivision Development
- RA 6552 – Maceda Law – Realty Installment Buyer Protection
- EO 90 – Creating the Housing and Urban Development Coordinating Council (HUDC)
- PD 1216 – Defining “Open Space” In Residential Subdivisions, plus amendments to PD 957 requiring subdivision owners to provide roads, alleys, sidewalks and reserve open space for parks or recreational use.
- PD 957 – Subdivision and Condominium Buyers’ Protective Decree
- BP 220 – An Act authorizing the Ministry of Human Settlement to establish and promulgate different levels of standards and technical requirements for economic housing projects in urban and rural areas from those provided under PD 957, PD1216, and PD 1185.
- RA 7279 – Lina Law – Urban Development and Housing Act (UDHA)
- Computation – Commissions, Installment Sales
As you can see, you will need to learn more about taxation and the law. In the upcoming Real Estate Exam Online Review classes (for members of RealEstateSeminarAndReview.com), we will explain (in Tagalog) and share the things we learned in past real estate brokers’ exam review seminars.
Stay tuned for the sample tutorials, which will give you a better idea of what the online version will look like. Please note that this is a sharing of past experiences of people who reviewed for (and passed) the real estate brokers’ licensure exam.
The online review here will not give you any certification.
If the PRC copies the system used by the DTI in the past, you will need to attend review classes conducted by certified review service providers and get a certificate (needed prior to applying for a permit to take the brokers’ exam).
The Benefit Of This Online Review
The online review will help you identify the key points of the many laws you will read, and will provide tips in Tagalog. Since the online tutorials will be in audio or video format, you can easily click on the PLAY button and replay the material as many times as you wish (for as long as you are a member).

Also, you will be able to access the materials anywhere and anytime, as long as you have an internet connection (plus a headphone or speaker and soundcard). Most internet cafes have the necessary equipment.

I am interested in applying for the position of of the municipal assessor in my Municipality. However, due to the new law enacted (R.A. 9646), a licensure examination is required. In this regard, do you have any review courses (both on line and actual lectures) available? I am very much interested in the said review.

The actual or face-to-face lectures (which will be conducted by other groups) is on-hold, pending the finalization of PRC RESA Law IRR, review guidelines, and the accreditation of review service providers.

I am a chemist and does not have any background in real estate but i am interested to learn about real estate brokerage as an alternative option. How do I qualify for the licensure exam and what are the requirements i need to comply before i can take the exam?
